A dry basement is essential for the health, safety, and longevity of your home. On Long Island, water intrusion is common, and without proper planning, even the strongest foundation can be at risk. Fortunately, there are proven strategies to keep your basement dry and protected even during the snowy and rainy weather.

Exterior Damp Proofing

One of the first lines of defense against water is exterior damp proofing. This process involves using a mixture (typically tar or asphalt-based) on the outside surface of foundation walls. This is a standard procedure on all foundations and is required to meet code.

It is important to note that damp proofing alone does not guarantee a waterproof basement

Interior Perimeter Drain System and Sump Pump

For the most effective protection, an interior perimeter drain system combined with a sump pump is key. This system collects water building up around your foundation and directs it away from the basement, keeping your space dry. Includes a lifetime limited warranty on maintaining a dry basement.

Installation depends on your project:

  • New Construction: The perimeter drain and pump are installed before the basement floor slab is poured

  • Existing Basements: The process includes jackhammering the perimeter of the floor, installing the drain system and pump, and restoring the cement floor.

Water does not only come from the ground. Window wells and basement stairwells are common entry points for water. Other precautions that helps keep unwanted water away from the foundation are:

  • Window Well Drains

  • Basement Stairwell Drains

  • Window Well Covers

Be sure the drains are connected to a drywell or other water collection unit.
