Demolition 101: What Really Happens Before Construction Begins

Before any construction project can take shape, demolition is often the first (and one of the most important) steps. Whether you’re planning to build a new home, add an extension, or remodel your interior, understanding the demolition process can make the experience smoother and help protect your belongings.
The demolition process varies depending on the scope of the construction project so let’s walk through what really happens before the building begins.
Demolition for a New Construction
You may need to demo an existing house on your property before you build the new one. This process involves:
Empty the house of all contents : Remove everything, even items you think don’t matter.
Disconnect all utilities: Gas, water, and electric must be shut off per code.
Inspect for contaminants & rodents: Check for asbestos, mold, or rodents before moving forward.
Obtain a demolition permit: A must-have before machinery can get rolling.
Send in the heavy machinery: Excavators safely tear down the structure so your site is ready for what’s next.
Demolition for Additions or Extensions
When doing an addition or extension, the demolition is done by hand. Your home will be tarped for protection.
Our advice: Empty the rooms involved in construction.
If you leave belongings or furniture in rooms that aren't "affected" there is still a risk of rain or snow entering the house. Even after a roof is installed, until your house has gutters & proper grading there is an increased chance of water making its way in.
Demolition for Interior Remodels
For interior remodels, demolition is also done by hand.
We recommend clearing the direct construction areas and pathways. Even though construction may not be going on in other rooms of your home, the dust manages to get there! Plastic over any items that can't be moved and even though it may be inconvenient, living with plastic walls & doorways will help in the long run!
