Q: What does a flat fee mean?

A: A flat fee is a fixed charge that doesn’t change in any circumstance. Unlike the traditional real estate commission structure which is 5-6% and fluctuates depending on the sales price of the house.



Q: How long is the listing contract for?

A: Minimum of 3 months.



Q: When do you pay the fee?

A: The fee is only paid upon the successful sale of your home, at the closing.



Q: Does my house go onto the MLS? 

A: Yes, we are a member of LIBOR (Long Island Board of Realtors) and MLS (Multiple Listing Service).



Q: How do you advertise?

Q: Do you have open houses?

A: Yes, at least 2 a month. It is proven that in this day and age buyers prefer to come to open houses on the weekend.  No appointment is necessary and they get updates on their cell phones as to the days and times of the open houses. 



Q: What if the buyer has an agent, how do they get paid?

A: We cooperate with all agents, the agent who represents the seller receives $4,500.



Q: Will other agents still show my house to their buyers even though the commission they are receiving is less than others?

A: Yes.  Any agent who doesn’t show the property because they aren’t receiving a higher commission would be breaking the Realtor Code of Ethics Laws because they wouldn’t be working with the buyer or seller’s best interest in mind. 



Q: Why doesn't anyone else offer this?

A: Different versions of discount brokerages are on the rise charging a total of 3-4% instead of 5-6%.  Most existing Real Estate Agencies have multiple offices and other overhead which doesn’t afford them the option to decrease their commission.  We have one main office but majority of real estate is done at the properties and through email.





Q: Is there a fee for your services?

A: No, there is no fee for being your agent when you are looking to buy a house. In real estate transactions, it is customary for the seller to pay the commission owed to the listing agent and buyers agent. 



Q: How is Evolution's process for buyers different than other agents?

A: Our agents will help in narrowing down your home search.  If the homes you like need work, our construction team will meet with you to go over the renovation options at each location. 



Q: How do you determine the renovation cost and will we know it before we make an offer?

A: Once you have found a house that you are interested in making an offer, our construction team will meet with you at the property to go over the vision. Within 24 hours we will give you a rough estimate for the renovation work.
